Facts

In 1986, the plaintiff leased a 73,000 square-foot building to the defendant corporation. The lease provided for certain limitations on the defendant's use of the building, including certain requirements of notice for improvements over $25,000 and written approval for any tenant improvement which affected the structural integrity of the building. The defendant, upon taking tenancy, removed a 1,500 square-foot office area inside the building, built another smaller area in an inaccessible area of the building, relocated bathrooms and left an incomplete 600 square-foot half-framed structure in one corner of the building. The defendant vacated the building in 1992. The plaintiff brought this action against the defendant based on breach of contract theories of recovery.
