Facts

On Dec. 23, 1997, the plaintiff purchased an office building located at 420 North Brand Blvd. in Glendale. Defendant Nationwide has a lease for the entire fourth floor of the building until April 2002. The plaintiff wants to redevelop the site, to demolish the building and build a new office building in the same location. The plaintiff claimed that Nationwide's lease terminated automatically when it purchased the building and asked the court to declare that the lease had terminated so that it could evict Nationwide from the premises. The plaintiff brought this action against the defendant based on declaratory relief.
