In 1996, Clovis Unified School District commenced an eminent domain action for the purpose of acquiring land for its Second Education Center. Most property owners, among the 160 acres to be acquired, settled for $25,000 per acre. Defendants Richburg and Ede demanded $30,000 per acre for their 40-acre parcels.

Settlement Discussions

The plaintiff made C.C.P. º125.410 offers of $25,000 and $28,000 per acre. The defendants demanded $30,000.

Damages

The defendants claimed just compensation was $35,000 per acre. The plaintiffs claimed just compensation was $25,000 and $28,000 per acre.
