Plaintiff filed an unlawful detainer action against Castellan Financial Corp.

Contentions

PLAINTIFF'S CONTENTIONS: Plaintiff contended that defendant was in possession of the premises located in Pasadena. Plaintiff contended that defendant sent a consent to assignment of sublease agreement but plaintiff refused to approve the sublease without an agreement to pay a security deposit. Plaintiff served defendant with a 10-day notice to perform or quit.

DEFENDANT'S CONTENTIONS: Defendant contended that when the notice was sent, defendant had already withdrawn the request to approve an assignment, and notified plaintiff that it would operate a laundry business on the premises.

Result

The court granted defendant's motion for summary judgment.
