Facts

Plaintiff Ashley-Luz Williams, along with her 13-year-old daughter moved into an apartment owned by defendant Lou Tom. Plaintiff sued defendant alleging that during their tenancy at defendant's apartment, defendant abused plaintiff's economic vulnerability to induce plaintiff into a sexual relationship. She asserted causes of action for unfair business practices, breach of contract, breach of implied warranty of habitability, negligence and tortious interference with a contract and for violating California's Fair Employment and Housing Act.

Contentions

PLAINTIFF'S CONTENTIONS: Plaintiff contended that her rejection of defendant's sexual advances provoked defendant to threaten eviction in violation of California's Fair and Employment Housing Act. Plaintiff contended that defendant repeatedly harassed plaintiff and her 13-year-old daughter, making overtures stating that "he would pay for her college."

DEFENDANT'S CONTENTIONS: Defendant denied plaintiff's contentions. Further, defendant contended that plaintiff was late on paying rent, which prompted him to give plaintiff a 3-day notice.

Injuries

Plaintiff claimed she and her 13-year-old daughter suffered emotional distress from the incidenet.

Result

The parties agreed to settle for $700,000.
