The Plaintiff Gas Company condemned a 50-foot-wide pipeline easement across Defendant's dairy land to install a 36-inch natural gas transmission pipeline. The condemned area consisted of 2 acres; the date of taking was July 26, 1990. The parties agreed that the land value was $45-50,000 per acre and the value of the land was for future development.
