On September 29, 1988, a commercial real property lease was entered into by Defendant Triune Computers, Inc. The lease was for 10 years at $5,200 per month and was for a premises of 2,080 square feet. The inception date was December 10, 1988. The lease was purportedly guaranteed by the Parsa Defendants. Triune defaulted on the lease payments on May 1, 1989; and the landlord sued for breach of lease and breach of guarantee.
