In 1969, Plaintiff Lion Country Safari entered into a 30-year lease with Defendant The Irvine Company for 500 acres of land in Orange County. Plaintiffs built an African theme park on the property. Beginning in 1977, when revenues at the theme park dwindled, LCS sought to put other uses on the property.
