In 1993, defendant First Asian Foods Corporation leased a 35,000 square foot warehouse from plaintiff for $22,580 per month on a seven-year lease. In 1994, First Asian sublet the premises to Rhee Brothers, dba Korean Farms, for $1,680 per month less than the rent owed by First Asian. First Asian defaulted and Korean Farms refused to cure. NewLowe brought suit for unlawful detainer.
