Facts

The plaintiff, an 82-year-old woman, was living in her mobile home in defendant Mobile Home Park when she
fell in an unmarked two-foot wide by four-inch deep trench running up and down the street. The manager of
the Mobile Home Park was warned of the dangerous condition. The trench remained open for four months
when the plaintiff attempted to cross the trench and fell.

Settlement Discussions

The plaintiff demanded $600,000. The defendant offered $7,500.

Damages

The plaintiff claimed $2,559 in past medical expenses.

Injuries

The plaintiff suffered loss of consciousness due to a blow to the head, a bruised chin, lower back pain and neck pain, as well as a "significant decrease in her level of functioning" after the accident regarding a pre-existing depression and dementia diagnosis prior to the accident.
