Natsis is used to high pressure real estate deals. But pulling together the leasing for Pac-12's new headquarters was proving to be a "real" killer.
"I had to get everyone to stand still for one golden moment to get the deal done all at once," he said.
Natsis represented Kilroy Realty Corp. in the 11-year, multi floor lease at 370 Third St. in the South of Market District of San Francisco - a "hot market," Natsis said, with sky-high rental rates.
The site will serve as the headquarters and operations hub for the new Pac-12 Networks, the Pac-12 Digital Network and Pac-12 Properties.
They all serve the Pac-12 Conference of college athletes operating throughout the western region of the United States.
Pac-12 Enterprises initially will use 70,000 square feet of its office space and create a state-of-the-art studio for the Pac-12 Networks, which will televise more than 850 live sporting events a year.
That will include every conference football game and men's basketball game not carried by its national telecast partners, ESPN and Fox.
"It's a lucrative idea for a sports conference to not just lease office space but build a studio," Natsis said.
Timing was crucial. Pac-12 wanted to be up and running by September.
Natsis had to go into warp speed, goosing all of the intricate machinations of the highly complex transaction in record time.
If that wasn't enough, "I had to get all of the Pac-12 people together to negotiate a complicated lease," Natsis said. "I was doing six months of work in two weeks."
Meanwhile, he added, "Everybody was freaking out. The guillotine was waiting if it didn't happen. The head guy at the network was threatening everyone's life. It was a very stressful two weeks."
Then, Natsis said, "Every little piece fell into place."
