Facts

Plaintiff Los Angeles Unified School District attempted to condemn land situated in Los Angeles County in order to build school facilities. Defendants Sung Soo Park and Myung Ja Seol were the owners of the relevant property. Los Angeles County Tax Collector was a named defendant due to its property tax interest. Jeffrey Melichar acted as real party in interest, Center Bank was the lender, Chicago Title Company acted as trustee to a deed of trust on the land, PLP Enterprises Inc. was a potential lessee, and A One Textiles and AA33 Inc. were the tenants on the property.

Result

A settlement agreement was reached amounting to $6,750,000 with $6,300,000 in compensation for the property, $450,000 in relocation benefits, and $23,534 in statutory interest. Defendant Los Angeles County Tax Collector was awarded $7,813.77 for property taxes due on the property. Lienholder Melichar was given $602,500.
