Facts

On April 19, the Los Angeles Unified School District (LAUSD) condemned property owned by defendants Eun Joo Beak and Ki Hoon Beak to build an elementary school. The property was a restaurant supply store and located in a retail area.

LAUSD filed an eminent domain action against the Beaks.

Contentions

PLAINTIFF'S CONTENTIONS:
LAUSD argued, based on real estate appraisal expert Douglas Edwards' testimony, that the land was worth $1.4 million. His conclusion was based on comparable land sales in the area.

DEFENDANTS' CONTENTIONS:
The defendants argued LAUSD undervalued the land and presented the testimony of real estate appraiser Arthur Gimmy. He valued the property at $1,812,000.

Result

The jury valued the property at $1.6 million.
