Facts

Defendant Linder & Associates is a property management company that manages more than 600 residential units in Los Angeles, Victorville, North Hills, Inglewood, Hollywood and Apple Valley. In 2001, the federal government concluded that defendant failed to inform its tenants of the possible presence of lead in their residences. Under federal law, landlords of housing built before 1978 must disclose any known lead-based paint hazards and provide the EPA-approved pamphlet entitled "Protect Your Family from Lead in Your Home."

Damages

The plaintiffs, including the U.S. Dept. of Housing and Urban Development, sought monetary civil penalties and injunctive relief.

Result

The parties reached a $10,000 settlement. The defendant also agreed to inform tenants of any lead hazards, as well as replace windows and perform lead hazard abatement on some of its properties.

Other Information

The settlement will make more than 500 units lead safe through the abatement commitments.
